The Closing

  • A closing will be scheduled after contract contingencies are fulfilled and a satisfactory title search is obtained.
  • Closing figures should be reviewed in advance so there are no surprises or adjustments the day of the closing.
  • Home buyers and home sellers customarily attend the closing together.
  • Closing documents may be executed separately.
  • The home buyer will need to bring a cashiers or certified check for the down payment and closing costs, proof of insurance and any items that are conditions of the sale.
  • Both home buyers and home sellers should bring proof of identification. Photo identification may be required.
  • The closing attorney or title company representative will explain all documents which may include a mortgage, note, settlement forms and the deed. Monies will be collected and dispersed by the closing agent.
  • Home utilities and services will be terminated or transferred.
  • The home buyer will take possession of the property according to the terms of the purchase contract.
